His father, who lived with a mild disability, became one of the top medical doctors in Hyderabad. Witnessing this achievement at home left a deep impression on him, teaching him that consistent effort and resilience could overcome obstacles. Curiosity and ambition guided Parsi's schooling. In the seventh grade, he changed schools to learn English, a decision that would later help him connect with the global community. After completing junior college, he sought admission to medical school but was unsuccessful. Instead, he pursued a bachelor’s in pharmacy at Manipal, one of India’s top schools. Manipal was located in an international university town, providing him with science and entrepreneurship exposure. During these years, he envisioned eventually creating a pharmaceutical & biotech company. Shravan’s next step was to continue his studies in the United States. He was accepted into St. John’s University in New York with a scholarship that covered nearly all tuition costs. There, he enrolled in the master’s program in pharmaceutics & industrial pharmacy. Alongside his coursework, he worked as a teaching assistant in the compounding pharmacy lab. Balancing both roles was demanding but gave him valuable experience applying academic concepts to practical work. His career began as a pharmaceutical scientist. He joined Schering-Plough (now Merck) in New Jersey at its global headquarters. Later, he worked with DPT Labs and Health Point in San Antonio. Over these years, he helped develop multiple OTC and prescription drugs, including a patented antiseptic drug for hospital-acquired infections and a wound care therapy designed for the US military. Through these roles, Parsi strengthened his product development and data-driven decision-making expertise. This background also gave him the discipline to support his ventures outside the laboratory. While progressing in pharmaceuticals, he was drawn to real estate. He purchased his first single-family homes while working full-time as a scientist, often spending evenings on renovations or tenant searches. What began as a modest side effort soon grew into a profitable path. Encouraged by its potential, Shravan left scientific research and moved fully into entrepreneurship. This decision led to the founding of American Ventures, a real estate investment and development company based in Austin, Texas. The firm focuses on multifamily, mixed-use, commercial, and hospitality properties, specializing in value-add acquisitions and responsible development. Under Shravan Parsi's leadership, American Ventures has acquired or developed more than 4,000 units across $450MM in assets. From 2018 to 2022, as general partner, he oversaw the exit of more than 3,500 units, achieving a weighted average internal rate of return (IRR) of 31.6% on managed exits. He has personally guaranteed millions in loans, including a 40-year HUD loan at a fixed rate of 2.96% for a multifamily development near Dallas-Fort Worth. He even advanced personal funds to secure financing before investor capital was raised, showing confidence in the project. The property reached 90% occupancy within its first year. A hallmark of Parsi's work is his ability to identify opportunities and form partnerships that add long-term value. He sourced a prime site on South Congress Avenue in Austin and later brought in the Marriott Tribute flag after meeting with several global hospitality brands. He also acquired over 100 acres in San Marcos for the East Village mixed-use project and more than 60 acres in Elgin along a major highway. He has raised capital from over 250 high-net-worth individuals (HNWIs), family offices, and private equity firms while partnering with institutional investors such as Goldman Sachs and Carlyle. His partners' repeat investments reflect his consistent track record and reputation. In 2019, he published The Science of the Deal: The DNA of Multifamily & Commercial Real Estate Investing with ForbesBooks. The book, an Amazon Bestseller, outlines a practical framework for analyzing and structuring real estate investments. His writing translates complex financial and operational concepts into steps investors can use. Alongside publishing, Shravan is a frequent speaker at industry events, including IMN’s flagship conferences and family office forums. He shares insights on multifamily development, risk management, and building investment portfolios. His scientific training and entrepreneurial drive shape his leadership approach. He values KPIs and rigorous underwriting while fostering a collaborative work culture.
